Zavera Private Residence: Contemporary Living Shaped by the Landscape of Varko
On the western coast of Greece, where the mainland meets the Ionian Sea, Zavera Private Residence introduces a contemporary approach to private residential architecture—one in which the building is shaped by the landscape rather than simply placed upon it.
Located in Varko, Greece, the project responds directly to the natural slope of the site, its open horizon and the distinctive Mediterranean character of the surrounding terrain. Instead of creating a dominant architectural object, the residence develops as a series of horizontal living platforms, carefully embedded into the hillside and continuously oriented towards the sea.
The result is a private residence where architecture, landscape and outdoor living are conceived as parts of the same experience.
A Private Residence Defined by Its Location
Varko occupies a privileged coastal position within the wider Ionian landscape, in proximity to Lefkada and Meganisi and surrounded by sheltered bays, distant mountains and island silhouettes. This setting is fundamental to the design of Zavera Private Residence.
The site is characterised by a dry Mediterranean slope and a strong visual connection to the sea. Rather than levelling or visually disconnecting the residence from this terrain, the architectural strategy uses the existing topography to organise privacy, access, orientation and views.
The upper side of the property creates a more protected arrival experience, while the residence gradually opens towards the bay as it descends through the landscape.
In this way, the location does not simply provide a backdrop for the project. It actively determines the architecture.
Architecture Integrated into the Mediterranean Landscape
One of the central ideas behind Zavera is embedded horizontality.
The residence follows the natural contours of the land through low architectural volumes that reduce the visual impact of the building and reinforce its relationship with the site.
Planted surfaces continue across parts of the architecture, allowing the hillside to visually extend over the residence. Stone, plaster and Mediterranean vegetation further soften the transition between natural and built elements.
This approach creates a contemporary architectural language that is intentionally restrained.
Rather than relying on excessive gestures, the project is defined by proportion, materiality, light, shadow and the relationship between solid architectural elements and the open landscape.
It is an approach particularly suited to contemporary private residences in Greece, where climate, terrain and outdoor living can become fundamental components of the design.
A Layered Residential Composition
The organisation of Zavera Private Residence reflects the slope of the site.
The project is structured around two principal residential zones: a 429 sqm Master Pavilion and a 225 sqm Guest Pavilion, complemented by a spa and wellness level embedded within the terrain.
Rather than concentrating all functions within a single large building volume, the programme is distributed vertically through the landscape.
This creates a clear hierarchy between primary living spaces, guest accommodation, wellness functions and outdoor areas while maintaining a strong visual connection between the different levels.
The Master Pavilion
The principal residential level brings together living, dining and kitchen areas, private suites and outdoor entertaining spaces within a single sea-facing platform.
The architecture encourages a continuous transition from interior spaces towards terraces and panoramic views, making the horizon an integral part of everyday living. ZAVERA_PRIVATE_RESIDENCE_FINAL …
The Guest Pavilion
On the lower residential level, four guest suites form a more private zone with direct access to the pool terrace.
The pavilion is also connected below grade to the spa level, allowing circulation between the different areas of the residence while maintaining the clarity and independence of each architectural volume.
Outdoor Living as Part of the Architecture
In Mediterranean residential design, outdoor areas are often as important as interior spaces.
At Zavera, this relationship is taken a step further.
Terraces, shaded spaces, water and landscape are not treated as secondary additions to the residence. They are incorporated into the fundamental spatial organisation of the project.
The swimming pool becomes a central architectural element around which circulation, sunken seating and outdoor terraces are organised. ZAVERA_PRIVATE_RESIDENCE_FINAL …
A shaded dining terrace and outdoor kitchen extend the daily living programme into the landscape, creating spaces designed for different moments of the day and different levels of privacy.
The relationship between interior and exterior therefore becomes intentionally fluid.
Living spaces continue towards shaded terraces. Terraces meet water. Water visually extends towards the sea.
It is this sequence that gives the project much of its identity.
From Arrival to the Ionian Horizon
The spatial experience of Zavera is designed as a gradual transition.
Arrival takes place within the more protected part of the hillside. As movement continues through the residence, the architecture progressively opens towards exterior spaces and panoramic views.
The original design concept describes this as a sequence of compression and release, moving from the road and arrival zone through the protected terrain and eventually towards open terraces and the Ionian horizon. ZAVERA_PRIVATE_RESIDENCE_FINAL …
This progression allows privacy and openness to coexist.
It also demonstrates how thoughtful site planning can transform the natural characteristics of a demanding plot into an architectural advantage.
Contemporary Residential Projects and Technical Expertise
Projects such as Zavera highlight the complexity involved in the development of a high-quality private residence.
Architectural intention must ultimately coexist with structural requirements, site conditions, technical systems, material selection, energy performance and construction coordination.
This is also where the broader capabilities of Ergosol become relevant. The company operates across construction projects, specialised infrastructure, energy solutions, studies and project-related services. Within its construction activities, Ergosol presents capabilities spanning residential and commercial buildings, project management and consultancy, renovations and energy-efficient construction. Ergosol
For contemporary residential developments, this multidisciplinary technical perspective becomes increasingly important.
The success of a project does not depend exclusively on a strong architectural concept. It also requires careful coordination between design decisions and the practical realities of construction.
A Contemporary Expression of Mediterranean Living
Zavera Private Residence demonstrates how contemporary architecture can respond to a Mediterranean setting without relying on literal references to traditional forms.
Its identity emerges instead from the characteristics of the place itself: the slope, the stone, the vegetation, the climate, the light and the Ionian Sea.
Horizontal architecture follows the terrain. Planted roofs reconnect the building with the hillside. Outdoor spaces become extensions of the interior. Water and horizon establish a continuous visual axis through the residence.
The result is a project centred on a simple but demanding principle:
architecture should not compete with an exceptional landscape—it should help reveal it.
For Ergosol, Zavera also represents an opportunity to present contemporary residential development as part of a broader portfolio of technically demanding construction projects, while establishing a new platform for future work within Residential Projects & Real Estate.
